Pelican Valley CEO, Adeyemo, The “Poster Boy” of the Real Estate Business In Ogun, Says Commissioner

Ogun State Commissioner for Physical Planning and Urban Development, Tpl. Tunji Odunlami has described the Chief Executive Officer(CEO) of Pelican Valley Nigeria Ltd, Dr Babatunde Adeyemo, as the “poster boy” of the real estate business sector in the State .

Odunlami said the Pelican Valley CEO is one person he could readily recommend to prospective investors any day.

The Commissioner spoke when he and key officials of the ministry received Pelican Valley Nigeria Ltd and its team led by Adeyemo at the ministry’s Conference Room at Okemosan, Abeokkuta, the State capital.

The Pelican Valley Nigeria Ltd, the brain behind Pelican Valley Estate and Pelican Brief, and its team were at the ministry of Physical Planning and Urban Development on a courtesy call to familiarize the Commissioner with the novel Pelican/Gateway Economic Autarky Project.

The project is an emerging self sustaining economy that will serve as bedrock of a sustainable urbanization and economic independence in Kobape – Masa axis of the state.

Odunlami who noted that Pelican Valley “brand is good,” assured that the state government would support the company’s dream project and other initiatives.

Speaking with , the commissioner hailed the real estate firm for going the whole hog to follow due process to obtain the state government approval for its estates, adding that by virtue of the state’s new law, which will become operational soon, Pelican Valley can freely advertise its estates in Ogun State using radio stations and other electronic media without ecumberance.

According to him, the ministry can always validate that Pelican Valley “has done the due diligence … and that they are duly approved by the Ogun State government.”

He warned that it would henceforth be a criminal offence for real estate operators to advertise land for sale in Ogun State without estate approval permit, explaining that even radio stations would also be held for criminal negligence on any estate land advertorials without first verifying if the state government had approved such estate.

“There is a law and regulations guiding that now that will soon go into operation. By that law, it will be a criminal offence for you to advertise land for sale in Ogun State on radio stations without Ogun State government permit. It is criminal.

“It is even criminal for radio stations to begin to do such advertisement without confirming from the owner of the estate who wants to advertise to see whether the estate is approved by the Ogun State government.

“So, the radio stations have to ask for a copy of approval to check and we advise that they check with us if that estate was actually approved before they can help them to broadcast on the radio stations because they also stand the risk of criminal negligence for running such advert.

“That is why for an outfit like Pelican Valley Estate that has done the due diligence they can go to the radio stations and advertise freely because we can always validate that they are duly approved by the Ogun State government,” Tpl Odunlami said.

Speaking earlier, Adeyemo noted that
the critical role of the ministry of Physical Planning and Urban Development cannot be over emphasized, and commended the commissioner on the achievements of the ministry under his meticulous watch.

The Pelican Valley CEO said the commissioner had continued to uphold the principles guiding the ministry and putting in place, necessary mechanism that had also enhanced various urban developments.

He sought a synergy with the Ogun State government to drive investments, create jobs as well as an avenue for food security.

He, therefore, appealed to the state government to improve on the infrastructural needs of the area, especially by fixing the 1.5km single lane Kobape – Masa road to quicken developments in that area of the state.

Adeyemo said: “The emergence and the launch of Pelican Brief Estate, Kobape had played an integral role in generation of revenue for the state government, ranging from various stamp duties from clients and investors, also bringing over one thousand Nigerians in diaspora into the Ogun State governments Tax drag net, through payment of stamp duties and building approval levies apart from the corresponding job creation effects of our project

“Pelican Brief estate had attracted over one thousand investments from Nigerians in Diaspora to Kobape. This project had banked on various infrastructure development mainly the 33KVA trunk line project done by the Olusegun Osoba led administration, a project of an estimated value of over five hundred million done over two decades ago.

“This infrastructure had laid fallow over the years and remained untapped and underutilized, until the advent of our company, Pelican valley Nigeria LTD.

“We are set to ignite some project within the Kobape region that will help aid, sustain and generate more revenue to the cofers of the state government and also aid controlled development and proper planning and Urbanization.

“The Pelican’S Gateway Economic Autarky project contains three sub project namely; The Pelican’s Ecostay Apartments, The Pelican Brief Estate, The Pelican’s Greenish Acres Farm Estate and The pelican Farm Market. (As it was in our frame).

“The pelican ecostay apartment as the name implies evolve around building affordable homes for intended client in a 100% eco-friendly environment which support zero carbon emission in it usage. The Pelican Brief Estate is set to be the very first smart city, with our serviced plot allotment scheme.

“However, in our bid to completely invigorate the economy of our Estates axis, our Organisation had concluded plans to launch the Pelican’s Greenish acres farm Estate and also the Pelican”s Farm Market, less that 1.5 kilometres away from our Estate projects in Kobape, come 11th of September 2022.

“Infrastructure is an important element in urban development. No one can underestimate the need for good road network and the various developments it can drive along.

“It is worthy of note that this particular Masa, kobape axis had been constantly neglected by past administrations; and had felt the presence of government over 2 decades ago. Thanks to chief Osoba for fixing a 33-KVA trunk line we are enjoying on the axis today.

“Apart from the 1.5Km committed acquisition boundaries, the strategic and prime status of the axis is expected to generate an estimated #30 billion in direct and indirect taxes into the coffers of the Ogun State government within the next three years, when the 3 kilometres single lane road is fixed.

“Appart from the attendant expected revenues from that axis, the road would also serve as a veritable means on decongesing the kobape/Abeokuta expressway and also aid urban rural migration, which would in the long run decongest Abeokuta metropolis.”
