A land dispute has escalated into a legal and regulatory confrontation in the Federal Capital Territory (FCT), as a property development company, K.C Bencharis Nig Ltd, has petitioned the Economic and Financial Crimes Commission (EFCC), the Nigeria Police, and the Nigeria Security and Civil Defence Corps (NSCDC) over alleged land grabbing by Baye Homes Ltd.
The disputed parcel of land is located in the Kuchiyako I and II area behind Imprest Construction site, Kuje, Abuja. K.C Bencharis, through its solicitors, accused Baye Homes of trespass and unlawfully representing ownership of the land in question.
In a pre-action notice dated January 28, 2026, and signed by Jonathan Machefem of Sola Ojo & Attorneys, the solicitors demanded that Baye Homes immediately cease marketing the land and provide proof of title.
“We are solicitors to the owner of the parcel of land in Kuchiyako I and II behind Imprest Construction site, Kuje FCT-Abuja, wherein you placed your signboard with intention to sell to interested parties as an estate developer,” the letter stated.
The firm maintained that their client is the lawful owner of the land and described Baye Homes’ actions as “unauthorised occupation.”
The letter warned that in the absence of proof of ownership, any representations by Baye Homes constitute continuing trespass under Nigerian law.
The solicitors formally requested documentation, including a Certificate of Occupancy, a duly registered Deed of Assignment, a registered survey plan, and a clear chain of title.
Pending the production of these documents, Baye Homes was directed to halt all marketing, advertising, and any acts implying ownership.
K.C Bencharis also indicated plans to seek court injunctions restraining Baye Homes, its agents, and officers from entering or marketing the land and threatened to issue a public notice to inform prospective buyers of the dispute.
“The ownership of the land is under dispute, and Baye Homes Ltd has failed to produce proof of title despite formal demand, for the sole purpose of protecting my proprietary interest and preventing further trespass,” the notice read.
In a statement to PLATFORM TIMES, Baye Homes’ CEO, Zubeidah Abdulrahaman, denied ownership of the land, claiming her company was merely engaged to market it.
“You should direct this letter to the owner of the whole land, which is Raymond. My company is only invited to market. I don’t want my brand involved. I’m not the original allottee, please. I’m a marketer, not the landlord,” Abdulrahaman said.
Efforts to reach Raymond, the alleged landowner, were unsuccessful as he neither answered calls nor responded to text messages.
K.C Bencharis vowed to pursue legal and regulatory channels to protect its property rights, signalling a potential escalation if the matter is not resolved promptly.
The dispute highlights the growing concerns over land ownership conflicts and the role of estate developers in Abuja’s booming real estate market.
